What this website is
Estepona Property is a marketing website that showcases property listings in and around Estepona, on Spain’s Costa del Sol, for the benefit of UK-based buyers. We are not ourselves a licensed Spanish estate agency. When you submit an enquiry about a property through this website, your details are passed to JN Properties, a separate business based in Spain that handles viewings, negotiations and the sale process directly with you. JN Properties operates independently of Creation Internet Services Limited and is not part of the same corporate group.
What information we collect
When you submit an enquiry form, we collect the information you provide: your name, email address, and any message you include.
When you browse the site, we automatically collect standard analytics information via Google Analytics (GA4), including pages visited, approximate location (country/region level), device and browser type, and how you arrived at the site. This helps us understand how the site is used and improve it.
We do not use this website to process payments, and we do not collect financial or payment card information at any point.
How we use your information
- To respond to enquiries you submit about a property
- To pass your enquiry details to JN Properties so they can contact you directly about the property you’re interested in
- To understand how visitors use the site, via aggregated analytics
- To meet our legal obligations, where applicable
AI property search
Our website offers an optional “AI search” (currently in beta). It lets you describe the property you are looking for in your own words – for example “3 bedroom villa with a pool under €900,000” – instead of choosing from the search menus.
What happens to what you type
- It is sent to OpenAI. The text you type into the AI search box is sent to OpenAI, the provider of the AI service we use, which interprets it and turns it into search filters such as area, property type, number of bedrooms, price, features and orientation. OpenAI is based in the United States, so your text may be processed outside the UK and the European Economic Area. Please see OpenAI’s own privacy policy and terms for how it handles data.
- Only your search text is sent. Along with it we send the names of our areas, property types and features, so the AI can match your words to them. The request to OpenAI is made from our web server, not from your browser, so we do not pass OpenAI your IP address, name, email address or any other details about you. Please do not include personal details in your search.
- We do not keep what you type. Your search text is not stored on our website. The AI does not choose or rank properties: the results come from our own listings using the filters that were worked out from your words.
What we do keep
- For up to 15 minutes, the filters that were worked out from your search, plus any short phrases we couldn’t use as a filter (such as “peaceful”), so that we can show you what was understood on the results page.
- A rolling log of the most recent 50 searches, containing only the filters that were applied and the number of results – no text you typed and nothing that identifies you. It is overwritten as new searches come in.
- Daily totals of how many searches were made and how many could be answered. These are counts only.
- To prevent misuse and control costs, a one-way scrambled (hashed) version of your IP address, kept for up to one hour, to limit how many AI searches can be made from one connection.
Why we do this, and your choices
We provide the AI search because we have a legitimate interest in offering a helpful, modern way to find a property on our website. Using it is entirely optional: our standard property search works without sending anything to a third party. If you have any questions about how your information is used, please contact us using the details elsewhere in this policy.
Who we share your information with
- JN Properties — if you submit a property enquiry, your name, email, message, and the property you enquired about are shared with JN Properties so they can follow up with you directly. JN Properties will handle your information under their own privacy practices for the remainder of the enquiry and sale process.
- Google — we use Google Analytics (GA4) to understand site usage, and Google Search Console to monitor the site’s presence in Google Search. Google processes data according to its own privacy policies.
- Our email and hosting providers — enquiry form submissions are delivered via our email service provider as part of normal site operation.
We do not sell your personal information to third parties.
How long we keep your information
We retain enquiry form submissions and the personal data associated with them for 24 months from the date of your enquiry, after which they are deleted. We may retain data for longer where we’re required to by law, or where needed to resolve a dispute.
Your rights
If you are in the UK or EU, you generally have the right to:
- Ask what personal data we hold about you
- Ask us to correct inaccurate data
- Ask us to delete your data
- Object to or restrict how we use your data
- Ask for your data in a portable format
