Estepona's premium villa segment, and — alongside the €700,000–€1,500,000 band — one of the two largest by inventory, which means genuine choice even at this level. Larger plots, higher-specification interiors, and positions closer to the coast or inside established gated communities are standard here, and sea or golf views are common rather than a rare extra. Many properties in this range are newer builds or have been substantially renovated, so the finish and fittings tend to be more consistent than in the lower bands. This is also where buyers start comparing Estepona seriously against Marbella and the New Golden Mile on a like-for-like basis — Estepona's equivalent typically comes in meaningfully lower.
